What does “sold as-is” mean?

It means the property transfers in its current condition. On vacant land, that means no development or cleanup has been done — you’re buying the parcel as it sits. We’re upfront about title status and condition before you buy.

What deed do you use?

Properties sell via quitclaim deed or special warranty deed. Our listings state the title status plainly, and we review the title chain against county records before any listing goes up. You always know what you’re buying.

Do you offer owner financing?

Yes — owner financing is available on every property. Terms are flexible. Use the calculator on the Properties page to see a down payment, term, and rate that fits your budget, then inquire for the exact terms.

How do I know the lot details are correct?

Every property goes through due diligence: title reviewed against county records, boundaries verified against parcel maps, and flood zone confirmed. We send a written diligence summary to every serious buyer before close.

Why buy direct instead of through a broker?
